Q2 2025 Online Auction Index 

We’ve hit another milestone in Q2 2025, as our Partner Agent network helped sell over 3,000 properties via online auction in a single quarter for the very first time. This record-breaking performance saw Capital Value raised hit £540 million – the highest ever total in our 15-year history and a 15% uplift on Q2 2024. 

With the dust now settled following the Stamp Duty deadline in April, some forecast a dip in demand – but the reality has been quite the opposite. Buyers and sellers alike are turning to auction as a faster, more secure alternative to Private Treaty, with our network of over 6,500 agents reaping the rewards.

Pricing beats expectations

Optimistic house price growth

Although house price growth has largely flattened, prices are holding firmer than expected. We anticipate 2–4% annual growth depending on region, with accurate pricing key to successful sales – especially for higher-value homes. 

 

Market offers buyers choice

Healthier stock levels

Instructions are up, and auction appraisals are reaching record daily highs. With more choice in the market, correctly priced properties will continue to perform well in Q3.
