What is Sale Ready?

Sale Ready is a transaction preparation service that helps sellers get ready to move from the point their property is listed.

The Sale Ready Pack brings together key property information, searches and legal documentation upfront, while conveyancing begins at instruction rather than waiting until a buyer is found.

This means buyers have access to more information earlier, helping transactions progress with fewer delays and greater certainty.

What’s included in the pack?

Each Sale Ready Pack includes:

  • TA6 Property Information Questionnaire
  • TA7 for Leasehold Information Form (where applicable)
  • TA10 Fittings and Contents Form
  • Title Register or Epitome of Title (unregistered)
  • Title Plan
  • Local Authority, Water & Drainage, and Environmental Searches
  • Climate Change Report
  • Draft Contract
  • Standard Enquiries Raised and Answered

By preparing this information earlier, buyers and solicitors can access key details sooner, helping reduce duplication and support a smoother transaction. The Sale Ready Packs follow Home Buying and Selling Group (HBSG) standards, the new benchmark for upfront material information.

How is Sale Ready different from Legal Preparation?

Legal Preparation focuses on bringing forward key legal activities once a sale has been agreed.

Sale Ready goes further by preparing property information, searches and legal documentation from listing, supported by a full conveyancing service from instruction.

The result is a more prepared transaction from the outset, helping buyers make informed decisions earlier and reducing delays later in the process.

Does Sale Ready replace Legal Preparation?

Sale Ready is a complete transaction preparation solution that includes upfront property information, searches, legal preparation and conveyancing support.

Agents offering Sale Ready do not need to separately refer conveyancers as conveyancing is already included within the service.

When should Estate Agents recommend Sale Ready?

Sale Ready is suitable for most Private Treaty instructions but can be particularly valuable when:

  • Sellers want to move quickly but are part of a chain
  • Search turnaround times are lengthy in the local area
  • Greater certainty is important to the seller
  • Buyers would benefit from more information upfront
  • Title Insights identify potential issues that would benefit from earlier action

Can agents offer Sale Ready without having the movebutler Conveyancing module?

Yes. Sale Ready is available to agents using movebutler Compliance and does not require Legal Preparation to be enabled.

The service includes the Sale Ready Pack, upfront legal preparation and conveyancing support as part of the transaction.

How do Title Insights support Sale Ready?

AI-powered Title Insights analyse the Title Register and identify potential risks or restrictions that could impact the transaction.

By highlighting issues earlier, Estate Agents can quickly spot where Sale Ready could help remove delays. Early action means issues can be addressed sooner, helping sellers become sale-ready faster and supporting smoother, quicker transactions.

Can buyers rely on the searches?

Yes. The searches within the Sale Ready Pack are supplied by a Search Code Regulated provider and can be relied upon by the buyer’s conveyancer.

If required, searches can be refreshed before exchange, helping avoid duplication and unnecessary delays.

Do the pack contents expire?

The searches included are valid for six months. If the transaction takes longer, they’ll be refreshed at no extra cost to the clients.

Can Sale Ready be used on leasehold properties?

Yes. Sale Ready can be used on both freehold and leasehold properties.

Where applicable, the pack includes the TA7 Leasehold Property Information Form. Additional leasehold enquiries and management information may still be required during conveyancing depending on the property.

Do buyers still raise enquiries?

The Sale Ready Pack addresses many of the Standard Enquiries that would typically be raised during a transaction, but buyers and their solicitors may still raise additional enquiries depending on their intended use of the property.

In most cases, agents should see earlier engagement from solicitors and fewer delays caused by routine information requests.

Does the buyer have to use a Sale Ready Solicitor?

No. Buyers can use any conveyancer they choose. They are not tied to a specific solicitor.

Can the buyer still pull out of the sale if Sale Ready is used?

The Sale Ready process is about legally preparing the property for sale and providing all the required material information upfront. With more informed buyers, Sale Ready properties have a lower fall-through rate than Private Treaty, and although the buyer is not contracted to purchase the property and doesn’t need to pay a deposit or Reservation Fee, the risk of withdrawals is significantly reduced.

Who manages client communication?

Our Sale Ready teams handle everything directly with your clients, supporting them through the process and completing the pack. You can be as hands-on or hands-off as you like.

What happens if the property doesn’t sell or is withdrawn from the market?

If no buyer is found or the property is withdrawn, the vendor is not liable to cover the cost of the pack.

What if the pack is not complete when an offer is made?

In some instances, there may be some outstanding documents in the Sale Ready Pack when the offer is placed on the property. When an offer is placed on a property, all outstanding information will follow as soon as available.

Is there a cost for Agents?

No, there is no cost to you. In fact, agents receive a referral fee for every vendor who completes using Sale Ready, this is paid upon completion.

The staff member making the referral also earns a £20 Love2Shop voucher on completion.
