What will the SDLT hike mean for homebuying?
iamproperty Co-Founder, Ben Ridgway, shares his thoughts on the government’s plans to digitise the homebuying process.
EweMove is a national Residential Sales and Letting Agent, with over 170 branches across the UK and voted ‘UK’s Most Trusted Agent’ from 2015 – 2022. We spoke with Oz Billings, Branch Director of EweMove Anston, to find out how iamproperty’s ecosystem of solutions supports his business and helps him stay competitive in the market.
“iamproperty is a valuable aspect of my business and we use multiple products within the iamproperty ecosystem. The Auction service, iamsold, is good due to the speed of the transactions, the fee provided and also the service we receive. Steve, our Auction Specialist, is a great guy and keeps in touch with all of our viewers and negotiates everything through to completion on our behalf.
“I also use movebutler for my AML checks, and again, that’s been great because it provides me with an additional stream of income. movebutler gives me a great deal of confidence and peace of mind, as every Estate Agent has to be registered with HMRC for anti-money laundering checks, which can be quite frightening in terms of what you need to deliver on.
“The good thing about movebutler is that iamproperty’s CRM integration prepopulates movebutler with the client’s details, so all I have to do is the initial risk assessment, send the emailed invitation and then follow up from there. It’s been a great addition, as I don’t need to worry about anything because I’ve got all of the evidence stored there for future reference.
“Having iamproperty’s CRM integration makes it a seamless process and means that we get, less duplication of information, as it reads across from one system to the other.
“I had a property that needed probably 20 or £30,000 spending on it as it was a deceased probate property. I had tons and tons of people viewing it. So again, that was brilliant from an Auction point of view, because that’s one of the criteria about if it’s going to be very popular and it was. In the end we had 12 bids on the property and were able to get significant value for, the seller. It was a really good one and great for me as well.”
“In essence, iamproperty’s solutions provide a whole ecosystem for the management of our data and also onboarding, whether it’s for AML, listing for advertising.
“Being able to offer our vendors the option of Auction, in addition to Private Treaty is really good as it gives me the opportunity to win that client, with most agents not mentioning Auction as an option. As the cost of living continues to bite, vendors are also looking for really keen pricing, so because they’re not paying any fees with Auction, that plays into my book.
“The 56-day completion timeline from issue of the draft contracts also works really well, because vendors know they’re not going to be in danger of the sale falling through with the buyer having paid a non-refundable reservation fee, so they can look forward to a speedier transaction.”
