What will you be doing as a Conveyancing Paralegal?

  • You will handle your individual pipeline in a clear, organised, and effective manner, whilst operating proactively to complete auction packs as promptly as possible.
  • Obtain and check land registry documents and title deeds (if the land is unregistered);
  • Identify title defects and any issues such as potential adverse possession claims, lost title deeds, name discrepancies and bring these to the attention of the Team Leader.
  • Checking all documentation received including property information forms and searches and where necessary requesting additional documentation from the seller to speed up the end-to-end conveyancing process.
  • You will carry out and check pre-contract searches by checking whether the property is affected by local authority proposals, leases, easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence or liability for unsound building structures and repairs.
  • Following initial review, you will promptly inform our client I Am Sold of any issues that will affect the sale of the property, to include any entries on the title register which could be problematic including but not withstanding restrictions, cautions, legal right to sell.
  • You will deliver an efficient and effective legal service; consistently delivering your monthly target within the required timeframes.

What are we looking for?

  • Previous Conveyancing/Property Law experience is essential (6months minimum)
  • Previous experience of office management systems and procedures
  • Excellent time management skills and ability to multi-task
  • Ability to complete assigned tasks effectively and promptly, working with a proactive approach.
  • Ability to prioritise heavy workloads within tight time constraints.

This is a Hybrid role with 2/3 days a week working in the Gosforth Office.
