What will separate the strongest Estate Agents over the next two years?

Based in South Staffordshire, Webbs Estate Agents puts relationships at the centre of its approach. For Nick Lamb, that matters just as much when choosing the partners who support the business as it does when working with customers.
After trying alternative providers, the agency returned to iamproperty in around October 2023. Since then, Nick has introduced more of its technology and services to support a smoother customer journey and create new commercial opportunities.
Nick believes good relationships are difficult to replace. The agency had previously used iamproperty before moving its auction and AML services elsewhere, but the difference in support became clear.
“We realised quite quickly that the service and the relationship we had with iamproperty was down to the people.”
For Nick, technology works best when there are knowledgeable people alongside it, helping the agency and its customers make the most of the services available.
“The tech has done a lot of the legwork, but it’s the people that are opening the door and closing the door.”
Since renewing the relationship, Webbs Estate Agents has adopted movebutler, AML checks, the Marketing Toolkit and solicitor panel management. Together, these support processes from vendor onboarding to buyer engagement, while helping the team identify opportunities along the way.
“We’ve got a great process and we’re able to generate additional revenue on that journey.”
Nick particularly highlights the way technology supports solicitor quoting and follow-up, helping the business convert more opportunities without relying on manual effort alone.
The impact has been commercial as well as operational. Nick describes additional revenue from AML services and legal referrals, supported by a stronger process and closer working relationship with iamproperty.
“Good relationships are hard to come by. This relationship feels real.”
For Webbs Estate Agents, the value is in the combination: useful technology, more connected services and a team that is invested in the agency’s success. It is a partnership Nick believes helps both businesses move forward.
