At Richard Kendall Estate Agents, giving sellers clear advice and the freedom to choose how they move is an important part of their service. Director Claire Kendall believes that understanding what matters to each client – whether that’s speed, certainty or flexibility – is key to finding the right route to sale.
The agency has worked with iamproperty for nearly 15 years. Over that time, the partnership has helped Richard Kendall expand its offering beyond traditional Private Treaty sales and bring more options to the people it serves.
Richard Kendall has a strong foundation in Private Treaty sales. Working with iamproperty introduced the agency to the Modern Method of Auction, with Sale Ready conveyancing becoming a more recent addition to its offering. For Claire, the value is in being able to explain each option openly and let sellers decide what works for them.
“Being able to offer the consumer more choice really benefits our Estate Agency.”
With different sellers looking for different outcomes, a single approach will not always be the right fit. Claire sees transparency and control as central to a good customer experience.
“We are able to be more transparent, more open in terms of what their choices are. And everybody wants a choice, don’t they?”
Claire says sellers are increasingly focused on how they want their sale to progress. For some, having greater certainty around the agreed price and the transaction itself can be particularly valuable. Offering different routes allows the team to have those conversations earlier and tailor its advice.
“People want speed, they want that certainty.”
The Modern Method of Auction has been a successful part of the agency’s offering, while Sale Ready conveyancing adds another way to help sellers prepare for their move. Together, these options give clients greater freedom to make a decision based on their own requirements.
For Claire, the relationship behind the services matters too. She values working with people who are invested in the agency’s success, supported by ongoing training and development.
“We are able to work with trusted partnerships, people that we know they want this business just as much as we want their business.”
Although auction accounts for around 5 to 10% of Richard Kendall’s annual transactions, Claire says it has a meaningful commercial impact. She also reports that the agency’s average fee has increased since it began working with iamproperty.
Nearly 15 years into the partnership, Richard Kendall continues to use the range of routes to sale to offer sellers greater choice. For Claire, that combination of customer benefit, trusted support and commercial value is what makes the relationship work.
